Lemobo Rental Terms


SECURITY DEPOSIT: A security deposit of one night's rental is required. This must be received on booking the apartment. Deposits can be made to our bank account (account details will be provided when booking). The deposit is NOT applied toward rent; however, it is fully refundable within 7 days of departure, provided the following provisions are met:

  • No damage is done to property or its contents, beyond normal wear and tear.
  • No charges are incurred due to illegal activity.
  • All debris, rubbish and discards are placed in the rubbish bin.
  • All dishes are washed.
  • BBQ Pit is cleaned.
  • No linens or Towels are lost or damaged.
  • No early arrival or late departure – Management discretion may apply.
  • No rental rules below are broken. - Insert this line after the one above.

The apartments will be checked when you depart. If there is anything missing/broken we will inform you, and the full deposit/ remaining be transferred to an account of your choice.

Should there be damages exceeding your deposit, the invoice will be payable by the named guest.

PAYMENT – Rental payments must be made before arrival via cleared and confirmed deposits to our bank account (account details will be provided when booking).

  • 50% is required at the time of booking
  • the remaining 50% is required 1 month prior to arrival

CANCELLATIONS –

  • More than 60 days before arrival - loss of reservation deposit
  • 30-60 days before arrival - loss of 40 % of rental cost
  • 14-30 days before arrival - loss of 80% of rental cost
  • less than 14 days before arrival - loss of 100% of rental cost
  • If payments are not made on time the booking is deemed to be cancelled.
  • Early departure does not warrant any refund of rental cost. Management discretion may apply.

FALSIFIED BOOKINGS – Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

ARRIVAL AND DEPARTURE – Guests are greeted on arrival at the apartments. If transportation is required this must be arranged prior to your arrival (our agents can assist in organizing a taxi or car hire for you, please discuss further with them when making the booking). On departure guests are checked out of the apartments (unless otherwise arranged). Check in time is 2pm and check out is 11am. Requests for times different from the above will be entertained/ arranged only if the apartments are available and with the owner's consent.

GUEST CONDUCT – NO events or commercial activities are to be held at the property without prior agreement from the owner. Charges may be applicable to some events and activities.

The property is in a residential area. Guests are asked to be respectful of other guests and neighbours and please do not be a nuisance. Loud music can be considered a nuisance and should be stopped by 11:00pm.

The owners of this property is not liable for any loss, injury or death on these premises or as a result of any incident on these premises. Guests are responsible for themselves and their belongings.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to 6 persons per 3 bedroom apartment. Additional guests must be agreed with management beforehand and will be at a cost of $100 per person per night. Additional guests must provide their own blow up beds, pillows, linens and towels. (The sofa is not a bed and we ask that it not be used as such.)

POOL AND FACILITIES – Pool and facilities are for the use of resident guests ONLY. Use of the pool is at your own risk. There is no lifeguard at this property. No diving. Children must be supervised by an adult. NO glass is allowed in and around the pool. Should any glass be broken in the pool, the pool must be drained, cleaned and refilled at a cost of TT$3,000.00 which is payable by the guest responsible. Pool hours are between 6am and 8pm. A fine of TT$300.00 will be deducted from the security deposit if the pool is used outside of the stated pool hours.

PARKING – Parking is limited to 2 vehicles per apartment. Vehicles are to be parked in designated parking areas only. All vehicles are parked at the owner's risk. Management will not accept liability for any accidents, damages or losses incurred. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

ELECTRICITY – Guests are kindly asked to ensure that air conditioning units, televisions and lights are switched off when not in use.

NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the apartment, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

GARBAGE – The garbage trucks do NOT come up the hill, ALL garbage bags are to be placed in the large public garbage bin at the entrance of Sandy Hill Trace.

WATER AND SEPTIC – These apartments are on septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to TT$3,000.00

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

This is a NON SMOKING INDOORS property.

PETS are NOT permitted at this property under any conditions.
